DESCRIPTION
A significant block of permanent pastureland extending in total to approximately 152.76 acres (61.81 ha) available either as a whole or in four lots to let on a Grazing and/or Mowing Licence. Lot 1 includes a field parcel which has been recently reseeded. The land benefits from gated roadside access.

SITUATION

The land is located just south of Caerwent within the County of Monmouthshire. The land benefits from reasonable transport links with convenient access to the A48 at Caerwent, Junction 23A of the M4 Motorway Network and Junction 2 of the M48 Motorway Network.

LAND SUMMARY

The land comprises predominantly permanent pasture with gated roadside access which is available to let by way of a Grazing and/or Mowing Licence up until 30th September 2025 either as a whole or in separate lots outlined below.
Lots 1 & 3 – Grazing of sheep and/or cattle only.
Lots 2 & 4 – Grazing of sheep and/or cattle, and mowing (single cut) for hay/silage.
The land has historically been managed by the grazing of livestock and mowing for hay/silage, and where a single crop of hay/silage is taken on Lots 2 and 4, the Licensee must put down on the land 2 CWT per acre of compound fertiliser once the crop is cleared from the land and before the end of the Licence Period.

Water is available to all lots.

The subject land is advertised to let by informal tender on a Grazing and/or Mowing Licence in line with the CAAV standard conditions.
